2. Listing Accuracy and Quality
- Accuracy: All property details must be current and accurately reflect the property’s condition and features. Misleading or false information is strictly prohibited.
- Photo Requirements: Every listing must include high-quality photographs of the property. Listings without photos will not be approved or advertised. Photos must be clear, well-lit, and of high resolution, without any watermarks, logos, or text overlays. Watermarked images will be rejected.
- Regular Updates: Property details should be updated regularly to reflect any changes, including price adjustments, renovations, or changes in availability.
- Agency Listings Prohibited: Rent 4 Less is a platform dedicated to private property owners only. Property agents and real estate agencies are strictly prohibited from listing properties on the Website. Profiles suspected or confirmed to be operated by property agents or containing agency listings will be deactivated with immediate effect. No refunds will be issued in such cases, regardless of subscription status or remaining time. Repeat offenses or deliberate attempts to bypass this rule may lead to permanent banning from the platform.
3. Reporting and Consequences of Policy Breaches
- Investigation of Reports: Property listings reported by multiple lessees for being in breach of this policy will be thoroughly investigated. During the investigation, direct contact will be made with the property owner to verify the reported issues.
- Listing Removal: If a listing is confirmed to be in breach of this policy, it will be removed from our platform.
- Refund Policy:
- Refunds will only be given if a property has been listed within two weeks of buying a subscription and is rejected by compliance approval.
- Any listing that is found non-compliant after two weeks of the subscription start date will not be refunded.
- Listings that do not meet the quality standards after two weeks from the subscription start date will not be advertised until compliance is achieved.
- No Refund Policy: Listings removed for policy breaches will not receive any refund of fees paid.
4. Transactions and Payments
- Subscription Fees: Subscription fees must be paid in full before the start of the subscription period. Add-on services will only be provided upon receipt of payment.
- Automatic Renewal: Subscriptions may automatically renew at the end of the subscription period unless you cancel your subscription in accordance with our cancellation policy.
- Refunds: Refunds will be processed in accordance with our Refund Policy. Refunds will generally be issued in the same form as the original payment. Refunds are only provided if a property has been listed within two weeks of buying a subscription and is rejected by compliance approval. Any non-compliance found after two weeks of the subscription start date will not qualify for a refund.
5. User Conduct
- Respectful Interaction: Users must interact respectfully with other users, property owners, and Rent 4 Less staff. Harassment, abuse, or any form of inappropriate behavior will not be tolerated and may result in account suspension or termination.
- Compliance with Laws: Users must comply with all applicable local, state, national, and international laws and regulations in their use of the Website and its Services.
6. Intellectual Property
- Ownership: All content on this Website, including but not limited to text, graphics, logos, images, and software, is the property of Rent 4 Less and is protected by international copyright laws.
- Restrictions: You may not reproduce, distribute, modify, or otherwise exploit any content from the Website without our express written permission.
7. Limitation of Liability
- Service Provider: Rent 4 Less operates as a service provider for real estate databases and not as an agency. We are not liable for any activities or agreements outside of the website, including legal disputes between Lessor and Lessee.
- Information Accuracy: While we strive for accuracy on our website, Rent 4 Less cannot be held responsible for any losses or damages resulting from the use of information provided here, unless caused by our negligence.
- Technical Inaccuracies: We disclaim any liability for technical inaccuracies, delays, or failures in performance beyond our control.
- Third-Party Services: Rent 4 Less will not be held responsible for losses incurred due to third-party services, modifications to our website, or suspension of services without prior notice.
- Force Majeure: We are not liable for any failures or delays in services caused by events beyond our reasonable control, such as Force Majeure Events.
